Teach your staff to be reasonable accommodation detectives when it comes to conversations. A tenant saying they are "having a hard time with...." is an RA request if the issue is a physical structure to the unit or building or with the regulations and the "hard time" is due to a mental or physical disability and your staff should be letting the tenant know what the proper steps are. Many times a tenant is just making conversation but for Management not hearing the RA request can lead to issues in the future.

We use a texting service to let tenants know of changes during COVID right away. It is working nicely
